Mary Hedley is an attorney in the Real Estate, Land Use and Environmental Practice Group in the firm's San Francisco office. 

Areas of Practice

Ms. Hedley represents clients in a broad range of real estate matters, including sales, acquisitions, leasing and financing.  She has extensive experience in representing landlords and tenants under commercial property leases.

Prior to joining Sheppard Mullin, Ms. Hedley was in-house counsel for the California State Automobile Association, where she was the primary attorney for all real estate issues.  Her previous private practice was with the law firms of Pillsbury, Madison & Sutro (now known as Pillsbury Winthrop Shaw Pittman) and Steefel, Levitt & Weiss.

Experience

Represented government entity charged with transforming a former military base into a self-supporting national park.  Developed form leases for the non-residential leasing program.  Negotiated and documented the long-term ground lease with the park's anchor tenant, a digital arts center focused on motion picture production.

Advised owner of 4-building office complex in San Francisco's Civic Center and an office/retail complex in San Jose on all aspects of ownership and management.  Created the form leases and negotiated individual leases, including tenant work letters/construction contracts.

Represented the owner of a major historic retail building in San Francisco, in ground lease to developer for extensive renovation and expansion.

Represented a multi-national freight service, as tenant in several states and as owner/developer of a processing hub.

On behalf of a non-profit developer of affordable housing, negotiated the lease with the anchor commercial tenant in a mixed-use complex in San Francisco.

On behalf of a coastal city, negotiated and drafted easements to an industrial user and retail leases with waterfront tenants.

Represented owner of 750 acres of undeveloped coastal property in sale to a land trust, for transfer to the State of California.
